And suddenly...I'm browsing for houses? Apparently I've been told the sentence "for what you pay in rent, you could basically be paying a mortage" one too many times. I don't want to be a homeowner for so many reasons...but at the same time...my own house?

I had given up hope that an outfit I had gotten for Gabriel was ever going to show up (though I've bought a couple of things from Poland that haven't shown up yet and they were all bought around the same time), and suddenly it shows up today. Do not go there.

Rents are now cheaper than house payments.

Houses are no longer investments. In the future, they probably will not increase in value more than inflation, and depending on your neighborhood, might DECREASE in value. That is what an "underwater" mortgage is.

Then factor in that if you buy a house, unless it is brand new, you had BETTER have at least $5,000 in the bank for an emergency fund. Because things WILL break, they WILL be expensive, and you WILL have them happen at 3 AM on Christmas Eve. You will also have to buy homeowners insurance, which is never factored into the mortgage payment, and property tax, which is an add-on to the mortgage payment, and depending on where you live, can be frighteningly huge.

EVERY repair, YOU will pay for, unlike rent, where the landlord is responsible. Add in the maintenance on the outside of the house. So do you have the time and ability to paint, mow lawns, trim foliage, etc?

Chances are if you look you can RENT a house for less than you would pay in a mortgage, and all of the responsibility for upkeep is the landlord's.

Stop browsing houses for sale and start browsing houses for rent.
