Don't forget Flood Insurance, which is not included in Homeowners and they've rezoned so places that didn't need it before (like me) now do. Oh and if the earth your foundation is on or in shifts BECAUSE of said flooding, the flood insurance doesn't cover it. That happened to friends of mine, they had flood insurance, the ground shifted because of the water... thousands of dollars to repair the foundation, not covered. >_<

Actually the area where we are you can find a nice house for less than rent in an okay place (if you don't want roommates) before the insurance. Example - for what my one friend is paying for a decent but too small to stay sane in one bedroom with a teenytiny kitchen you could pay the mortage(just mortage not other insurances) on a nice three bedroom house in an area with low crime rate and decent public schools.

In addition to all the other insurances houses need, we'd also need mine subsidence insurance. And the fact that you're liable if an idiot hurts themselves on your property terrifies me a bit. I mean, I've been saying for years I don't want to be a homeowner for all of these reasons and plus some. And if we do buy a place I don't believe in 'starter homes' so it would have to be somewhere I'd want to stay and actually raise future kids in. I think we're going to stay put for a while and just save for a good deposit and some back up money.

Also where are these mythical landlords who actually take care of maintenance? I've never heard of anyone I know having a landlord around here who actually does anything, let alone have one myself. And we live in a nice area. The husband spent a few hours last night fixing the plumbing in the bathroom of the new place. Our roomates had been trying to get the landlord to come out for months to do that. We have a jar full of little balls and flakes of iron that he cleaned out of the pipes, but at least we have water pressure now.

Actually my last landlord was excellent. I was renting a small house, the landlord lived almost right across the street. One day the washing machine broke. I figured it would be a week or so to get it fixed or another one in there. He was over within an hour, determined it was unfixable and left. In a couple hours he was back, with a helper, and a new used washer. I was back in business by the middle of the afternoon.

I know he was an exception, but they do exist! ^___^

I think renting a house is a lot better then an apartment. Neighbors are not on top of each other all the time in one big building. With a house, depending on the landlord, you can have more say in how to decorate which can make a big difference.

I want a big ol garden, and I'd rather not have to put all that work into a property and then the landlord decide he wants to sell the house and I have to move.

the one rented hour I lived in, half the kitchen outlets didn't work, they never changed the locks like we asked, and it took them two years to send someone out to see if we could get a second garage remote.
it may cost more with insurance and upkeep, but I'd rather have the control over my property then waiting for someone else to do it. esp after I heard about all these stories about paying rent but the landlord never paying the mortgage and then some family finds out they are getting evicted anyway.

If the house is in good shape, affordable, and you have the extra money for emergencies why not? The one house we looked at I could have spent the rest of my life in and that was the point. My mom was buying it with the help of a program she qualified for and she was going to leave it to us girls. With my sister and all her big dreams of becoming famous and powerful but realities of being broke I would have taken over the payments and it would have been mine. And not next to the car breaking puppy poisoning neighbors.

I've lived in 3 places in different parts of Orlando, and each and every landlord had to have threats of rent-withholding before they would do something so simple as send a plumber out to fix a leaky tub faucet. I'm pretty handy around the house; I can do small drywall patches, replace door-knobs and locks, caulk and seal windows, sinks, (but not tubs... never figured that one out) etc... But I refuse to come out of pocket for major repairs that are not my responsibility. For instance: First house we lived in, the main light fixture in the living room was not wired properly. Every time we put a bulb in, the thing would blow within a week, no matter the wattage. We tried the recommended size that was printed on the sticker inside the fixture, then tried lower watts, then higher. Didn't matter. Bulb would go flickerflickerdimbrightdark. Not major, but annoying, and the landlord blew it off... Next place was a nightmare: Maaaaaajor termite infestation. Huge sink hole in the back yard, right next to the house, where they pulled up a palm tree and never filled the hole properly, which the washing machine drained into, without any pipes; just rush of water every time it emptied. And it was right next to the foundation. Windows NAILED shut on the ground floor, and windows on the front porch that didn't close at all, with no screens on them. Deadbolt that was missing the bolt portion, and the landlord forbid me from changing. Front door not insulated properly, leading to flooding of our front porch. Holes in the fences, which meant my dogs still had to be tied up, thus partially defeating the purpose of "fenced-in back yard". No insulation in the ceiling. Backed-up air conditioner drain system, which meant all the condensation flooded back into the vents, and drained into our bedroom, ruining several hundred dollars worth of furniture and clothing when the ceiling rotted out and came down on it. Then, when we told the landlord we were going to with-hold rent, and put it in an escrow account until he fixed it, he posted an eviction notice on our door, notarized by his wife, who is a Notary, but which is illegal without going through the proper channels first. We got him to take it back, but then packed our stuff and called Code Enforcement on him, before we left. For the record, the guy didn't even get out of his truck, before spotting 10 violations of Florida building codes.

Our current place has just as many, or more problems, than the last one, and we've gone 2 years trying to get the landlord to do something about it. However, the property has been taken over by a property management company, so hopefully things will start getting fixed. It's not a bad place for the money, if it was FIXED. We have a small lake in the back yard, which is visible through the glass door, as well as the master bedroom window, and a giant oak tree in the side yard, that we share with the building next to ours. It's a bad neighborhood though, so hopefully we get to move soon.

well... there's always fire to take care of one of those problems.

All states have some form of laws that require landlords to keep properties maintained for their tenants. It's a matter of knowing exactly what your rights are, what state agency to complain to (and sometimes city agency) and which inspectors to call. I have to say that in all the time I rented I never had a problem with things getting fixed right away.
